Selling your home during the winter months

Sellers facing a tough real estate market may find the market even tougher for selling their home during the winter months when temperatures drop and snow and ice slow everything and everybody down a notch or two. What steps can a seller take that will help you attract buyers with the goal of receiving an acceptable offer?
- Don’t make it hard to get to your home. Make sure you have shoveled and cleared the ice and snow from your driveway and sidewalk so that buyers have a cleared path in order to park and walk up to your home.
- The inside must be warm and welcoming. Making sure the home is nice and warm for those buyers coming in out of the cold,could keep the buyer from leaving your home quickly. If you have a fireplace, make sure there is a fire going. Having hot chocolate or coffee available will be appreciated and is another method for keeping a buyer in your home a little longer than they might stay at your competitors.
- Let them know what spring and summer will bring. Do you have photos or videos of your home during the spring and summer months? Make sure you include these in your marketing materials you provide interested buyers. Photos and videos of the flowers, bushes and tress that adorn your landscaping, images of the family playing and enjoying the pool or backyard area, cooking out or playing a ballgame together will help a buyer envision themselves in the home when the snow and ice are long gone.
- Proper pricing is important regardless of the weather. The bottom line is you need to make sure the one key element to successfully selling your home during any season is on target. Overpricing your home will impact your home not selling more than the cold winter months will.
