			<content:encoded><![CDATA[<p>Most people prefer to work with <strong>experienced real estate agents</strong> when buying or selling a home.  This is understandable considering the purchase of a home is to most people the largest financial transaction they will be involved with in their lifetime.</p>
<p> </p>
<p>An experienced real estate agent should be able to guide a buyer or seller confidently through the steps required to successfully close a real estate transaction.  These steps will include:</p>
<p> </p>
<ul>
<li>Explaining the documents, forms and contracts that must be reviewed and signed in order to buy or sell a home.</li>
<li>Making sure inspections, appraisals, surveys, and title work are completed in a timely manner.</li>
</ul>
<p> </p>
<p>Additionally an experienced agent will have a marketing and prospecting plan that works to connect buyers and sellers.  Being local to the area the agent will be able to provide detailed information about city services including utilities, education and entertainment.  Sellers can have confidence that an experienced agent knows what has sold and is for sale comparable to their home which should result in the seller receiving the most amount of money possible in the shortest period of time.</p>
<p> </p>
<p>If an agent is newer and does not have years of hands on experience, they may still be able to provide valuable, professional service to buyers and sellers by obtaining the education, training and certifications that are offered by the local, state and national real estate boards.  A well trained agent who has received numerous designations by successfully completing real estate sales related courses such as the <a href="http://www.cdpe.com/home">CDPE course</a> can also be of benefit to home buyers and sellers.</p>

<p>Buyers can receive up to $8,000 if they close on a home by November 30th of this year.  The time required to get approved for financing, locate and view potentially suitable homes, deal with offers/counter-offers, have the necessary inspections, and process the loan leave little room for error.  Add to that that the majority of the available inventory in most market areas are bank owned or short sale contingent property, slows down the process even more.</p>
